Listed at $929k in Kensington, this mid-century modern home with astounding sunset views at 149 Lawsen Road, backs up onto Tilden Park.
But it's not a particularly large home.
The 2 bed, 2 bath 1700 square foot home sits next to one of the natural gems of the Bay Area, Tilden Park, complete with it's carousel, steam train, public golf course, canyons and wildlife.
The 6000 square foot lot is multi-layered, as is the house. The covered back porch leads to an outdoor dining area that climbs up to landings that provide glorious sunset views.
The place last sold for $286,000 in 1991, and now it's asking $929,000. The relatively low price for this unique home and its multi-million dollar views means it will likely sell for a higher price
At that kind of price, the property taxes will be horrific. Better have a gigantic nest egg to pay them, or eventually the King (the state) will get it back from you.
And with enormous unfunded liabilities to state workers for their gold plated pensions and benefits, and to illegal aliens for free everything, you'll sleep less than well knowing that the state government is eventually going to be coming after people like you for money. You're a tax target because you've got a nice house like this one! But, in exchange, you can hire an illegal gardener off the books to keep the place looking good for the King, who is the ultimate owner of all property.
I'll admit, the multiple backyard decks with a view are nice.
Classy entrance and killer views.
I wonder if the current owners are planning to move out of state once the place sells? Almost certainly. With the money they'll score from this sale, there's a multitude of similarly nice places to go without the fear of tax confiscation.
We used to stay at the Brown Shingle B&B nearby with killer views of the bay, Golden Gate and sunsets. Great back porch to look out over the view. It will go for a lot more than $1 million.
ReplyDeleteWasher and dryer in the kitchen? That's silly, they should be in the garage.
ReplyDeleteNice, you can sit and watch the poop fumes rise from San Fran. Also a nice view of the same San Fran slide back into the bay when the big quake hits if you can your self hang on.
ReplyDeleteMark my words, the King will soon have an 'exit tax' which is if you sell a primary residence in the state but do not buy another within the state. The tax will be tied to market price and probably close to 10% of the assessed value. This especially since this year's Prop 13 failed.

I'm with the Birdwatcher, who puts the washer/dryer in the kitchen? As for the view, all I see is litter & smog....
ReplyDeleteMust be something wrong with me. I wouldn't touch the place with a ten foot pole no matter how little it cost. It's in California. Are politics coloring my outlook? Maybe.
ReplyDeleteThat landscaping looks like it would perfectly suit a bright blue tent and shopping cart, and that front wall says "welcome, homeless".
